  • The Family Conservancy wished to relocate the organization’s counseling offices closer to their headquarters. The Family Conservancy needed a welcoming workspace for their mental health program professionals as well as an inviting and safe place for their clients. Maximizing quality on their long-term property investment was a priority.

They started the relocation process by purchasing a neighboring building from the United Way in 2022. Updates to the interior and privacy and security were needed.

  • Eskie + Associates guided The Family Conservancy through a traditional design-bid-build approach to maximize their investment. We created RFPs and held interviews to award architectural services. We then coordinated between The Family Conservancy and the design team to develop design documents and issue a bid set. We also managed the bidding process with a list of preselected contractors. Once a contractor was selected, we served as the main point of contact between the architect and contractor throughout construction and assisted TFC with furniture, low-voltage, security, design, and integration. In addition, we coordinated with their fundraising and financial teams to align costs with funding.

  • Any time you are working on renovations to an existing building, it is expected that you will face unforeseen conditions and circumstances. Early in the project, a contingency was established to cover costs related to these types of conditions. This allowed the interior renovations to be completed on schedule and on budget.

However, the previous state of the property created several opportunities for creative problem solving. Unforeseen conditions related to accessibility and existing storm sewers were discovered through the course of construction.

E+A advised our client and coordinated with additional engineers and city officials to negotiate a solution that limited our client’s costs, met code requirements and provided the quality that they set out to achieve. A new ADA ramp was installed and the parking lot was replaced.
